New roofing supports village development

AccuRoof has supported the specification of pitched roofs for a rural development comprising four new barn-style properties in the East Midlands. Specify & Build reports.  

This new quiet rural development is situated in Bisbrooke, a village and civil parish in the county of Rutland in the East Midlands. Located two miles east of Uppingham, and south of the main A47 highway, which gives easy access running from Leicester to Peterborough. 

Four new homes have been created, featuring barn-style designs that reflect the site’s historic farmyard origins. With two five-bedroom and two four-bedroom homes, the development has been designed to reflect Rutland’s distinctive vernacular on the outside, but inside, they are light-filled living spaces finished to a high specification. Each dwelling features luxury kitchens and bathrooms, many en-suite bedrooms with walk in dressing rooms, and includes air-source heat pumps, car charging points, and electronic remote-controlled garage door access. 

AccuRoof assisted the main contractor Hereward Homes and roofing specialist Sandall Roofing in specifying the slate for all the pitched roofs in this new development, and it was subsequently supplied by Jon Robinson from the SIG Roofing branch in Newark, who supplied all the roofing materials.  

The selected tile product was SIGA 13S, a smooth dark blue/grey smooth slate sourced from Northern Spain. The slate is 5mm in depth and comes in a selection of sizes, but on this project, 250 x 500mm slates were provided, holed at 90mm. While numerous slates were considered for the project at sample stage, this SIGA 13S option offered a rustic character for the project at an attractive commercial price point.  

In total, 41,000 SIGA13S 500x250mm slates were supplied and 746 slate & halves. Around 10,840 linear metres of SR Timber PREMIUM GOLD batten were also supplied, a high-quality roofing batten manufactured to BS 8417:2011+A1:2014 (preservation of timber) and BS 5534:2014+A2:2018. Fifty-one rolls of Permavent Apex, fully permeable breather membrane, were also supplied for the job.  

This is a three-layer air-open and vapour-permeable membrane, providing unique condensation control and eliminating the need for low or high-level ventilation. It also provides a secondary barrier to water ingress and exceeds the requirements of BS5534 code of practice for slating and tiling for pitched roofs and BS 5250 management of moisture in buildings. To complete the job, SIG Roofing also supplied 160kg of copper nails, 587 Marley clay capped angle ridges and a dry ridge fixing pack, Fix-R GRP slate valleys and Klober slate vents.
