CREATING LUXURY APPEAL

Ben Bryden, Sales & Marketing Director at RAK Ceramics, reveals the role luxury bathrooms play in influencing housebuyers.


When it comes to influencing residential purchasing decisions, the bathroom plays a pivotal role. It is a space where quality, comfort and attention to detail are immediately apparent, and where specification choices can significantly influence how a property is perceived.


Buyers increasingly expect bathrooms to feel considered, cohesive and luxurious, with the same level of design intent that is applied to the rest of the home. The choice of sanitaryware, surfaces, brassware, furniture and finishing details is crucial. A poorly specified bathroom can undermine an otherwise high-quality development, while a well-designed scheme can elevate the whole property.


But luxury is not just about visual impact, it’s about a balance between aesthetics,

durability and long-term practicality. Bathrooms must look beautiful and also need to perform over time. Materials must withstand daily use, fittings must be reliable, and the overall finish must be desirable long after the sale.


This is where an integrated approach to specification becomes so important. Selecting products from a coordinated portfolio allows specifiers to create a consistent design language across multiple bathrooms and en suites. The importance of this approach can be seen at Retreat Gardens in Lakenheath, Suffolk, a boutique development of two family homes by Yellow Door Property, designed in collaboration with Works Architecture. Located in the walled kitchen gardens of Lakenheath Hall, the development combines historic setting with contemporary architecture and sustainable luxury.


Each home features five bathrooms, all designed to support the wider vision of creating spacious, private sanctuaries. RAK Ceramics helped deliver a clean, modern aesthetic that complemented the architecture while providing the quality expected in a premium development. For the master en suites, the freestanding

RAK-Valet bath creates a striking focal point, helping to establish a sense of calm, relaxation and luxury. This was complemented by wall-hung sanitaryware, concealed cisterns, vanity furniture, countertop surfaces, drop in basins, brushed nickel brassware, illuminated mirrors and recessed shower niches. Together, these choices create bathrooms that feel refined and design led, without compromising on practicality.


The same design approach was carried through to the guest en suites and family bathrooms, creating cohesion across the homes while allowing the master suites to retain a more elevated feel.


This consistency is particularly important in high-end residential developments. Surfaces also played a key role. RAK Ceramics’ Surface 2.0 concrete-effect porcelain tiles were used extensively

throughout the interiors. Large-format tiles were selected to minimise grout lines and create a seamless finish.


For specifiers, this demonstrates the value of thinking beyond individual products and considering the complete material palette. Bathrooms should not sit apart from the wider design scheme. Instead, they should support the overall architectural narrative of the development.


A strong supplier partnership can also make a significant difference. In the case of Retreat Gardens, RAK Ceramics’ design and specification teams supported the developer with product selection and visualisation, including CGIs that helped bring the bathroom schemes to life before installation. This type of support is increasingly valuable for developers seeking to streamline decision-making and achieve a high quality result.


As buyers become more design aware, bathrooms will continue to carry significant weight in residential specification. They are spaces where people want to feel comfort, privacy and a sense of everyday luxury. For developers, investing in the right bathroom products can help strengthen buyer appeal, support premium positioning and create homes that feel genuinely considered.
